ButterflyMX vs Comelit.

The two video intercom platforms we install most often for multifamily and small commercial. They solve the same problem — residents accept visitors and deliveries from their phone — but their architectures are fundamentally different.

The short answer

Cloud-first vs wired-first. Pick by infrastructure, not feature list.

ButterflyMX is cloud-first, app-driven, and ideal for buildings where you can run network to the front entry. It's the modern multifamily standard — and where most new-construction projects land by default.

Comelit is wired-first, with optional app integration, and excels in retrofits of older buildings, larger commercial properties, and any deployment where you need wired buzz-in as a fallback.

Most multifamily buildings we work on get ButterflyMX. Most older or commercial buildings we work on get Comelit. The decision usually makes itself once we see the infrastructure.

Head-to-head

The full comparison.

Dimension ButterflyMX Comelit
ArchitectureCloud-based. Calls route to resident phone via internet. Lobby panel needs network.Wired bus-based with optional cloud bridge. Indoor stations are physical. Internet optional but expanding.
Best forModern multifamily (60–500 units). New construction. Buildings with reliable internet at entry.Retrofits of older buildings. Mixed-use commercial. Buildings with existing wired intercom infrastructure to leverage.
Resident experienceApp-only. Resident phone is the intercom. No in-unit hardware.Physical in-unit station OR app. Older residents often prefer the in-unit button. Mixed-mode supported.
PMS integrationStrong Yardi/RealPage/AppFolio integration. Resident provisioning automatic.Manual provisioning more common. PMS integration improving but not as broad.
Delivery codes & carrier accessNative delivery codes for FedEx/UPS/Amazon. Solves carrier access without resident involvement.Possible via add-on modules, less automated. App-based codes available, less universal.
Install costLower for typical multifamily front entry, especially when internet is already at the door.Higher when pulling new bus cable; lower when reusing existing wired intercom infrastructure.
Ongoing costPer-door annual SaaS license. Predictable.Cloud add-on optional. Lower ongoing cost for the wired-only deployment.
Where it losesHard-fails if internet at the entry goes down. Residents need smartphones (mostly).Less modern UI. Carrier-access workflows are less polished. Slower PMS provisioning.

Choose ButterflyMX if…

It's new construction

You're pulling network anyway. ButterflyMX deploys cleaner during build than during retrofit. Multifamily lease-ups love it.

Your residents are mostly under 45

App-first workflows fit modern resident expectations. Lease-up marketing for "phone is your key" lands harder.

Carriers + deliveries are a headache

ButterflyMX's delivery codes and carrier-PIN flows solve the missed-delivery problem better than wired alternatives.

You're on Yardi/RealPage/AppFolio

Native PMS integration means resident provisioning is automatic. New leases get access on day one without admin work.

Choose Comelit if…

It's a retrofit of an older building

Existing wired intercom infrastructure can often be reused. Comelit is purpose-built for these retrofits.

You want in-unit hardware as backup

Older residents and assisted-living properties often prefer a physical button on the wall. Mixed-mode (panel + app) is fully supported.

You need wired-only operation

Buildings without reliable internet at the entry can run Comelit wired without cloud dependency. App is optional, not required.

You want lower ongoing cost

Wired-only Comelit avoids the per-door SaaS fee. Long-term operating cost is lower for stable properties.

FAQ

Common questions.

In larger portfolios with mixed property ages, yes — ButterflyMX at newer properties, Comelit at older retrofits. We standardize by building, not by portfolio.

ButterflyMX front-entry: 2–4 days for typical scope. Comelit: 4–7 days depending on wiring complexity. Retrofit timelines can extend if existing infrastructure needs significant updates.

Both platforms support this. ButterflyMX has resident PIN entry and physical key fobs as fallback. Comelit's in-unit hardware obviously handles non-smartphone residents natively.
